Pattaya House Rules

• Registered guests only: Max 6 guests overnight. No unregistered visitors staying the night. Additional guests must be approved in advance.
• Check-in / Check-out: Check-in after 3:00 PM. Check-out by 12:00 PM. Late check-out may be possible if arranged in advance (may include a small fee). Before leaving, please turn off A/C + lights, lock doors/windows, leave keys on the table, and message us once you’ve checked out.
• Quiet hours: 9:00 PM – 9:00 AM (please keep noise low, especially outdoors).
• No parties or events: No parties, events, or loud music at any time unless approved by the host in advance. Please respect neighbors and other guests.
• Smoking: Outside only. Please close doors/windows and use the ashtray. No smoking indoors (including bedrooms/bathrooms). A 10,000 THB cleaning fee applies if smoking occurs indoors.
• No pets: Sorry—no pets allowed.
• Respect the property: Treat the home like your own. Please don’t rearrange furniture or damage items. Report any issues as soon as possible.
• Kitchen / cleanliness: Please clean up after cooking and keep common areas tidy. Excessive mess or food waste may result in an additional cleaning fee.
• Towels / linen refresh: For stays of 3+ nights, we can arrange a refresh—message us to schedule.
• Trash: Please place trash in the yellow bin outside (collected nightly).
• Parking: On-site parking available. Motorbikes may park outside—please lock your bike and don’t leave valuables.

• Damage & breakage: Please treat the home with care. Any damaged, missing, or heavily stained items may be charged at replacement/repair cost. Please report accidents immediately so we can fix it quickly.
• Stains / extra cleaning: Excessive mess, stains, or smoking smell may result in an additional cleaning fee.
• Pool use: Swim at your own risk. No glass near the pool. Please keep noise down at night.
• Pool cleaning: Pool is serviced Monday & Friday around 8:00 AM (staff may access pool area only).
• Security cameras: CCTV is installed outside only (entrance and along the property fence). No cameras inside the home.
• Wi-Fi: Network and password are provided in the house manual/check-in message. Message us anytime if you have trouble connecting.
• Cleaning during stay: Complimentary cleaning may be provided for longer stays (by schedule). Extra/daily cleaning is available for a fee—please message to arrange.
• (House) Pool table: Please use carefully. Damage may be charged.
• Visitors: Visitors are okay during the day if respectful, but overnight stays must be registered/approved.

You will have exclusive access to the entire property, including the private swimming pool, ensuring complete privacy. The property features its own entrance, providing you with full seclusion.

For stays of 4 days or more, we offer complimentary cleaning every third day. If you prefer daily cleaning, it can be arranged for 1000 THB per session.

Each room is equipped with four sets of towels: two large shower towels, two small shower towels, and two colored swimming towels.

Fresh towels can be provided for an additional fee of 80 THB per towel. The swimming pool is available for use at any time during the day.

Please note that the pool lights are on a timer and cannot be adjusted. Outdoor lights are also non-adjustable, but you can control the indoor lighting through switches inside the property.

Replacement fees for any stained / damaged items upon checkout are as follows (prices in THB):

If you are interested in purchasing the elephant dolls placed on the bed upon arrival, please contact us in advance. Note that an additional fee will apply if any dolls are taken without prior arrangement. The cost of an Elephant Doll is 500 THB.
